About the Lancaster, Palmdale and Quartz Hill, California Area 

Lancaster is a bustling community with a growing number of industries, affordable housing, employment, schools, recreational opportunities and excellent smog free weather 300 days or more a year. It is the ninth largest city in Los Angeles County and the third fastest growing. Los Angeles is a short one-and-a-half hour drive on Highway 14. Bakersfield, San Bernardino, and coastal communities are easy commutes, too.  

Lancaster’s population totals 133,703, according to California Department of Finance. The city’s long list of move-in incentives for new businesses and available commercial land for expansion make it an attractive place for Los Angeles- area entrepreneurs to grow their businesses. 

Lancaster is also home to Clear Channel Stadium (formerly The Hanger), the city’s 6,850- seat municipal baseball stadium and home to the Arizona Diamondback-affiliated Lancaster JetHawks baseball team. The stadium opened in 1996. When not attracting sellout crowds for baseball, the facility hosts a variety of special events such as concerts, fireworks festivities, car shows and amateur athletics. 

One of the major attractions in Lancaster is the annual Antelope Valley Fair, which has relocated to new quarters on 135 acres north of Avenue H and west of the Antelope Valley Freeway. Groundbreaking was held in 1999. New facilities include two exhibit halls, a Watch & Wager building, and RV park with restrooms and showers, a grandstand with 7,000 seats, a show arena and other assorted structures.

Lancaster is a city located in the Antelope Valley in Los Angeles County, California, USA. As of the 2000 census, the city had a total population of 118,718. As of 2005, the California Finance Dept. estimates the population at 133,703. 

Lancaster is the ninth-largest city in Los Angeles County and the third-fastest growing. Lancaster is located in the Palmdale / Lancaster Urbanized Area, bordering Palmdale on the North and quartz hill on the west. Lancaster is the second largest desert city in California after Palmdale.

Founded in 1876 along the route of the Southern Pacific Railroad (now merged into the Union Pacific Railroad), Lancaster was originally a commercial and social center primarily for Antelope Valley farmers. After World War II its population saw a noticeable increase thanks to its proximity to Edwards Air Force Base (formerly known as Muroc Army Air Field) and U.S. Air Force Plant 42. In the 1990s and 2000s, Lancaster has seen another housing boom as developers seek to build new housing in formerly undeveloped land across the southwest U.S.

Lancaster is located at 34°41'13" North, 118°9'15" West (34.686980, -118.154062)GR1.
According to the United States Census Bureau, the city has a total area of 243.9 km˛ (94.2 mi˛). 243.5 km˛ (94.0 mi˛) of it is land and 0.5 km˛ (0.2 mi˛) of it is water. The total area is 0.19% water. 

Demographics
As of the censusGR2 of 2000, there are 118,718 people, 38,224 households, and 27,674 families residing in the city. The population density is 487.6/km˛ (1,263.0/mi˛). There are 41,745 housing units at an average density of 171.5/km˛ (444.1/mi˛). The racial makeup of the city is 62.82% White, 16.01% African American, 1.02% Native American, 3.81% Asian, 0.23% Pacific Islander, 11.11% from other races, and 5.00% from two or more races. 24.13% of the population are Hispanic or Latino of any race. 

There are 38,224 households out of which 42.8% have children under the age of 18 living with them, 49.4% are married couples living together, 17.0% have a female householder with no husband present, and 27.6% are non-families. 22.1% of all households are made up of individuals and 6.9% have someone living alone who is 65 years of age or older. The average household size is 2.92 and the average family size is 3.41.
In the city the population is spread out with 32.3% under the age of 18, 9.5% from 18 to 24, 31.3% from 25 to 44, 18.2% from 45 to 64, and 8.6% who are 65 years of age or older. The median age is 31 years. For every 100 females there are 103.1 males. For every 100 females age 18 and over, there are 101.9 males. 

The median income for a household in the city is $41,127, and the median income for a family is $44,681. Males have a median income of $40,710 versus $27,619 for females. The per capita income for the city is $16,935. 16.4% of the population and 13.8% of families are below the poverty line. Out of the total population, 21.9% of those under the age of 18 and 7.9% of those 65 and older are living below the poverty line.

After your search for a house and all the negotiations are over, you arrive at the the sales price. Finally, you feel some certainty about your bottom line. However, it is not unusual for there to be disagreements about what is included in the sales price. Careful drafting of the paperwork can help to avoid future disputes.

The following definitions may help. Real property is land and any permanent attachments, such as buildings, landscaping and fences. Personal property consists of movable possessions, such as furniture and clothing. A fixture is defined as an item of personal property which has become part of the real property by virtue of becoming permanently attached, such as a new sink, a Jacuzzi, or a chandelier.

The principal area of dispute about the sales price often relates to fixtures. Most preprinted real estate contracts will provide space for the fixtures to be listed. Whether you are selling or buying, you should make use of this space. Do not assume curtains, satellite discs, antennas or fireplace equipment come with the house. You should also make it very clear what you don't want left on the property. If you are specific about every item that may be questionable, you will greatly reduce the chances of a dispute after the closing.
