About the Lancaster, Palmdale and Quartz Hill, California Area

Quartz Hill is exactly that – a hill filled with quartz. This community of about 25,000 people takes its name from a small hill at 45th Street and Avenue M that contains a large amount of silicone dioxide, or quartz.

Primarily a residential area, Quartz Hill covers an estimated 4.5 square miles.

Residents pride themselves in the rustic qualities of the town, where zoning ordinances still allow horses. In addition to the equestrian properties, there are large developments of custom and semi-custom homes that have beautiful views from half-acre and full-acre hillside lots.

Fishing in the California Aqueduct nearby and horseback riding on the many horse trails offer leisure-time activities for residents.

Quartz Hill was once a top almond-producing area for the United States. In the 1950’s, there were more than 2,000 acres of almond orchards there. Home developments were added over the years, and the orchards gradually disappeared. The 50-year-old Almond Blossom Festival and Parade, held annually in the spring, is all that is left of the almond era.

General Information

Quartz Hill is located in the High Desert of California north of the Los Angeles area. As recently as the 1970's the town was largely agricultural, with cash crops of almonds, alfalfa, and turkeys. The almond orchards crippled by disease and the alfalfa growers having to contend with their water rights being diverted (to a growing Los Angeles) caused a significant shift in the local work force.

Mainly the shift was toward the nearby aerospace plants of Lockheed Martin and Rockwell International. Their fields long empty Quartz Hill still celebrates an Almond Blossom and Alfalfa Festival every year. Quartz Hill schools include Quartz Hill Elementary School, Joe Walker Middle School and Quartz Hill High School.

Real Estate Tips
Disclosure Laws >Hard Sell

Many real estate listings come from individuals who thought they had sold their homes. Sellers who try to sell their own home learn the hard way that selling a home is not easy. Keeping it sold and getting to the closing table is even more difficult. What are the pitfalls involved in selling your own home?

Face-to-face negotiations can be difficult, even when the buyer really wants the house. Then there is the paperwork. Standard contract forms rarely cover all of the local requirements regarding disclosure laws. Such contracts may provide loopholes which could allow a buyer with cold feet to back out at the last minute.

When you have finally come to an agreement, how can you be sure that your buyers will engage competent professionals to handle their loan and complete the closing? What if structural problems are discovered or property boundary problems are revealed? The experience and expertise of a professional real estate agent is your greatest asset in concluding a successful transaction.
